PAYMENT: A deposit of 25% is required at the time of reservation. The balance is due three (3) months prior to occupancy, four (4) months for multiple-week reservations, and six (6) months prior for holiday periods. For long-term rentals, an additional $150 cleaning fee will be required after the first two weeks of occupancy and every two weeks thereafter. Date and time of cleaning will be scheduled, and access to the villas will be required from 9:00 a.m. to 2:00 p.m.

SECURITY DEPOSIT: A $500 security deposit per week or part of a week is required and will be returned as soon as the house has been cleaned and checked after guests’ departure.

CANCELLATION: Cancellation must be made in writing. We will make every effort to re-rent the property. If a cancellation notice is received more than 90 days prior to the occupancy date, 10% of the total rental fee will be deducted as a service fee and the balance of payments will be refunded. If a cancellation notice is received less than 90 days but more than 30 days prior to the occupancy date and the property is totally re-rented, 10% of the total rental fee will be deducted as a service fee and the balance of payments will be refunded. If the property is partially re-rented, a partial refund will be issued corresponding to the portion re-rented. If the property is not re-rented, all payments will be retained up to the full amount of the rental. If a cancellation notice is received less than 30 days prior to the occupancy date, all payments will be retained up to the full amount of the rental. PARTIES/VISITORS: Parties and people not listed on the Rental Agreement are not permitted in the villas or on the property.
